Booking Terms

We want you to book and enjoy your stay with peace of mind. That's why we have clear and flexible terms as follows:

1. Reservation

  • Your reservation is final after confirmation and (partial) payment.
  • The main booker must be at least 21 years old and is responsible for the fellow travellers.
  • The number of guests must correspond to the reservation, so everyone can stay comfortably.

2. Payment

  • When booking, we ask for a deposit of 50%.
  • The remaining amount can be paid up to 28 days before arrival.
  • If you book last-minute, we will ask for the full amount when booking.

3. Cancellation or Modification

  • Up to 30 days before arrival, you will receive the full amount back minus €50 administration costs.
  • Between 30 and 14 days before arrival, we charge 50% of the rental price plus €50 administration costs.
  • Within 14 days before arrival, cancellation is no longer possible.

In many cases, you can change your stay to another date free of charge (subject to availability).

4. Arrival and Departure

  • Check-in from 3:00 p.m.
  • Check-out before 10:00 a.m.
  • If possible, we offer flexibility in times—feel free to ask!

6. Stay and Use

  • We ask you to use the accommodation as you would your own home.
  • Peace and respect for the environment and neighbours are appreciated.
  • House rules apply and help keep the stay pleasant for everyone.

7. Damage and Leaving it Clean

  • Small accidents can happen—feel free to report them to us.
  • When leaving, we ask that you leave the accommodation clean.
  • Any damage will be resolved in consultation.

8. Force Majeure

  • If something unexpected happens (such as travel restrictions or personal circumstances), we will work together to find a suitable solution, such as rebooking.

9. Platform Bookings via Booking.com

  • If you book through a platform, the terms and conditions of the respective platform also apply.
  • Where possible, we will align with these as closely as possible.
